<div><em><strong>Asbestos</strong></em><br/><br/><br/>we&#8217;re getting a seller&#8217;s concession to cover closing costs on a house. but the inspection turned up several issues that need to be addressed immediately, chief among them the presence of asbestos in the cellar. the sellers offered to lower the sales price by $5000 to cover its removal along with some other repairs revealed by the inspection. we planned to take out the same loan so we&#8217;d get back the $5000 to make the repairs. our mortgage broker is saying the lender will not allow this. we can reduce our loan by $5K, which is great, but that doesn&#8217;t give us any money up front for the asbestos removal. after the downpayment, plus moving costs, we won&#8217;t really have enough to make these very imporant repairs. i&#8217;ve read about other people financing repair costs, so why are they refusing?<br/><br/><a href='http://wordpressdating.com'>WordPress Dating Plugin</a></div>

<p>I found a wonderful house. 4 bedrooms, 3 full bathrooms, a huge front lawn and a modest back yard. It was built in 1920 and I haven&#8217;t gotten a home inspection on it yet to look for asbestos and lead paint, but the work I think it needs is only cosmetic.  2067 square foot house for $125,000 (or less) is a good buy, right?</p>

<p>But the house is 30 miles away from my husband&#8217;s job and my school and it is close (roughly 300 to 400 feet) to a railroad track.</p>

<div><em><strong>Asbestos</strong></em><br/><br/><br/>I&#8217;m in the process of purchasing a house. Last week, my house inspector found that there is a broken transite pipe in the attic. He suspected that there might be asbestos filber explosure. </p>
<p>I contacted some asbestos specialists and they took some air samples yesterday. As per discussed with them, should there be any asbestos explosures in the house, the costs of asbestos removal and clean-up will likely be up to $1500.</p>

<p>Nevertheless, the tricky part is, in the seller addendum, the bank states that the house is a bank-owned property and it will be sold &#8220;AS IS&#8221;. Which means the bank will neither decrease the selling price nor give buyer credit for repairs of any kind. </p>
<p>My quesstion here is:<br />
The asbestos is not a &#8220;Repair&#8221; issue, it&#8217;s more of a &#8220;Health Hazard&#8221; issue. Will the seller(bank) be responsible for $1500 Asbestos removal expenses?<br />

The new mgmt company is a complete pain in the a@%! They have constuction crews onsite 12 hours a day, 6 days a week. But, that is not the real problem. About a year ago I inquired about having my tile in my kitchen replaced b/c it was cracking. The old mgmt company said they would have someone look at it. They mentioned something about asbestos. They never came by and I forgot to ask about it again. But now they are gutting all the units in the building as they become empty. Recently I stepped outside my apt and was overcome when I reached the hallway. The smoke and dust in the air was AWFUL! It was coming from an apartment at the other end of the hallway at least 100 feet away. I noticed all the construction workers had very large masks covering their mouths and noses. It was at this point I remembered my conversation with the old mgmt company when they mentioned asbestos. This got me a bit worried. Then the dust started making its way into my apt.When I asked the new mgmt company about this, they did nothing. I am wondering if this could be asbestos. If it is, what rights do I have as a tenant to be protected from this. I live in Chicago. This building is at least 40 years old. And it is 23 stories high. One more quick question. They just put a note under everyones door that we are not allowed to have doormats outside our doors b/c it is a violation of the chicago fire department building code. <div><em><strong>Asbestos</strong></em><br/><br/><br/>I was in the middle of purchasing a house and the house inspector found there is a &#8216;broken transite vent pipe&#8217; located in the attic. It looks like there were some contractors who did Air Conditioning installation work in the attic a while back and they somehow broke the transite vent pipe without knowing it&#8217;s a hazard of friable asbestos. The broken transite pipe was left without any proper wrapping or coating as of today. </p>
<p>As per suggested by the inspector, I asked asbestos consultant to collect samples and to run an asbestos testing. The test result revealed that the transite pipe is a ACM (Asbestos Containing Material), containing 22% asbestos.</p>

<p>My question here is:<br />
If I hire a fully licensed asbestos abatement contractor to do the removal/clean-up, after they do the asbestos removal/cleaning job, can asbestos be 100% removed?
